The methods of valuation differ depending on the property type but the end result of a detailed appraisal should always provide you with a reliable indication of the full potential market value. Market value is defined as the most likely price an equally motivated and well informed buyer and seller would reach after the property has been adequately exposed to the market. A property that has been sold under these conditions is called an "arm's length sale". Conversely, it is important that non arms length property sales be identified and eliminated from consideration within the appraisal. A few important examples of non arms length sales include properties which sold between family members, properties that were under marketed for a quick sale, properties which sold under atypical conditions such as overly motivated seller or buyer, and foreclosures.
Market value is inherently connected to an adequate level of exposure and marketing time. Under marketed properties typically sell for less than their full potential value.
