You have a very important question: What is my property worth?
The methods of valuation differ depending on the property type but the end result of a detailed appraisal should always provide you with a reliable indication of the full potential market value. Market value is defined as the most likely price an equally motivated and well informed buyer and seller would reach after the property has been adequately exposed to the market. A property that has been sold under these conditions is called an "arm's length sale". Conversely, it is important that non arms length property sales be identified and eliminated from consideration within the appraisal. One important example of a non arms length sale is a property which sold after being exposed to the market for only a few days or weeks. The primary reason being that market value is inherently connected to an adequate level of exposure and marketing time. Under marketed properties typically sell for less than their full potential value.

“The Town of Colchester contracted with Brett to complete the appraisals of all the “Class A” office buildings within a specific neighborhood. Brett spent a lot of time to ensure the Town got a good product. This was not an easy assignment, because the data was not easy to come by. Many of the property owners were not willing to cooperate. In the end the appraisals were well thought out and the town was happy with the results. He was easy to work with and he backed up his opinion of value with expertise.”
City Assessor of Colchester, VT
"Not only was Brett a pleasure to work with, he was also very professional and clearly has a lot of experience. I certainly didn't give him an easy task with a remote house in the Northeast Kingdom with no clear comps and an awkward layout. Brett came back with an extremely detailed, fair, and prompt appraisal of our unique house. I am very impressed with the work he put in and the results. I can in good faith highly recommend Brett!"
